FIRST HOME OWNERS BENEFITS
The First Home benefits come in 3 ways:

Federal Goverment benefit
The First Home Owners Grant ($7,000) is a Federal government initiative, introduced on 1 July 2000. more details

State or Territory benefits
Most states and territories offer additional help for First Home Buyers in the form of concession (or exemption) of stamp duty. For normal property purchases, the buyer pays stamp duty. This is a tax charged by state (or Territory) on the purchase price of a property. For First Home Buyers, this is reduced. Check this calculator to find out by how much.

What is included in the First Home Owners Benefits?

How do I apply for the First Home Owners Benefits?
To apply for your First Home Benefits there is a FHOG application form. For the State or Territory benefits, there is separate forms. These are subject to change so please contact us for the most recent forms.

Am I eligable for the First Home Owners Benefits?
To qualify for the First Home Benefits there certain rules. See below for eligibility:
- you are buying or building your first home as a natural person, not as a company or trust
- you, or a joint applicant, is an Australian citizen or a permanent resident of Australia
- you or your spouse (including de facto spouse) have not owned a home in Australia prior to 1 July 2000 (this includes investment homes)
- you or your spouse (including de facto spouse) have not resided in a residential property in Australia in which you acquired an interest, on or after 1 July 2000 for a continuous period of at least six months
- you occupy the home as your principal place of residence for a continuous period of at least six months commencing within one year of the completion of the transaction to which the application relates
- you are at least 18 years of age
- you have not already received a grant.

How much can I borrow?
To find out what your borrowing capacity is, all banks use their own "formula". Things like dependent children, other financial commitments etc are taken into account. You can get a general idea by using this calculator.

ABOUT THE FIRST HOME OWNERS GRANT
The First Home Owner Grant (FHOG) scheme was introduced on 1 July 2000 to offset the effect of the GST on home ownership. It is a national scheme funded by the states and territories and administered under their own legislation. Under the scheme, a one-off grant of up to $7000 is payable to first home owners that satisfy all the eligibility criteria.
